$48 MXN + VAT per m²
(The fee will start in 2025; however, the first year's maintenance is billed in advance).
To guarantee the proper functioning and maintenance of the building during the first year when SkyCapital will be in charge of its administration.
The facade of TheSky was designed to be a "little black dress"—classic, timeless, and elegant. It is an iconic building that will become a significant part of Yucatán’s architecture. The reason for its elegant design is to reflect the high quality it offers.
Given TheSky’s timelessness, durable, elegant, and high-end finishes were chosen. We used Carrara white marble, directly selected in Carrara, Italy, Marquina black marble selected in Spain, and oak wood. We also sought to use materials with low impact and maintenance, such as WPC (Wood Plastic Composite), to ensure the long-term quality of our spaces.
4.20 meters of clear height between floors, allowing for spacious areas in the building. (No competitor offers this, and it is highly valued by users).
A total of 15 elevators: 4 Low Rise, 5 High Rise, 4 for parking, and 2 freight elevators.
Insulated glass by Saint Gobain, with:
Saphire Blue ST708 Tempered 6mm
Spacer Kodispace 4SG12.7mm
Clear THERM HN Tempered 6mm.
The facade uses double glazing, or what is referred to in the industry as "insulated"; panels made of two sheets of glass hermetically sealed by a thermoplastic tape, with a dehydrated air chamber between them that provides better acoustic and thermal insulation compared to regular glass (monolithic).
Dehydrated air is treated air to prevent condensation.
Thermal Insulated Glass – This material integrates a film for solar control and energy saving.
It features acoustic insulation and anti-cyclone safety technology.
Water Source Heat Pump (WSHP) cooling towers.
The Water Source Heat Pump (WSHP) system is mainly used for commercial applications due to its operational characteristics. WSHP allows complete independence and energy savings. It operates using water provided by the building to each user.
These units are available in a wide capacity range, from 0.5 to 30 nominal tons.
This type of system is ideal for projects such as shopping malls, offices, and restaurants, provided there is a cooling tower and/or boiler, which are essential for its operation.
The building will supply cold water to each module, which, through the appropriate equipment, will cool the space. Various brands and capacities will be available for each module.
Air conditioning ducts are provided at the module level with the central system's supply installation.
The system used in TheSky is called "Water Source Heat Pump".
The infrastructure for sprinklers will be provided at the module level for users who install the Sprinkler System. Only certain floors will have this infrastructure (corporate floors) to ensure it is available to clients who request it.
Yes, TheSky underwent multiple studies, analyses, and tests to ensure its safety against hurricanes and storms. The company CPP Wind Engineering & Air Quality Consultants conducted wind studies where the architectural design was subjected to various tests to verify the safety of the project. If an exterior window in my unit breaks, the process is as follows: report it to the administration immediately, wait for the replacement date, avoid the unit for half a day on the replacement day, and return to work afterward.
TheSky features a Building Management System (BMS), an integrated system for monitoring, controlling, and centralizing all building systems. It instantly detects anomalies in any equipment, system, or area. It helps save energy by strategically controlling building operations. Essentially, it’s a highly advanced infrastructure for voice and data management.
The insurance is provided by the building administration and covers any exterior damage or operational issues in common areas. Module owners are required to insure their individual units.
TheSky will have infrastructure with 4 power plants of 750 KVA, sufficient to supply electricity to the building’s common areas.
Yes, it has two power plants, with sufficient capacity to provide immediate electricity in case of an interruption from CFE.
